Dear Park City,
Summer time is almost here. I have it from a very good source that the skiing is still very good at Snowbird. The weather hasn’t really warmed up too much and the snow pack in the highest elevations is still very deep. The weather has been quite cool and spring run off has barely begun. I have to say that it has been nice to get outside on my bike over the past couple of weeks. I might get another day or two of skiing in but my bicycle season has begun.
Just a note regarding the real estate market. The Park City market continues to be strong. There is strong demand for all price ranges and real estate types including single family homes, condos, vacant land and commercial.
Demand for single family homes under $2MM and for condos under $600K exceeds the amount of inventory. Therefore, prices are firm and appreciating steadily. There seems to be a housing shortage in the lower price ranges. The rental market is reflective of the fact that real estate prices have moved up to meet demand. Construction of new product has lagged behind and there is currently strong demand for new housing.
There continues to be more inventory than demand in prices over $2MM. However in some areas such as Old Town, Park Meadows and Thaynes Canyon the market is about even in these upper price ranges. Overall, there is approximately one full year worth of inventory in single family homes when considering a price range over $2MM at the current level of demand. By contrast, there is approximately 3 months worth of inventory when considering a price range of $2MM and under at the current level of demand.

Moving is stressful. As if buying and selling a home and packing boxes weren’t enough, you have all those little details to worry about. You’ve got to make sure your electricity, gas, cable, phone, and other services are transferred on the right day and ready to use. You also need to notify people of your new address — and it seems like someone or something is always forgotten.
What Are You Forgetting?
To help you stay organized during this hectic time, here is a list of suggested agencies to notify of your change of address, so you can keep life moving forward in your new home.
- The Post Office — This one is important because they can forward your mail for 1 year after you move. They won’t catch everything though, so it’s important to let everyone else know, too.
- Your Bank — Make sure important mail gets into your hands and nobody else’s. You may also want to have new checks printed with your new address.
- Credit Card Companies — Again, make sure statements and other correspondence doesn’t keep going to your old home.
- Schools — If you or your kids are in school, make sure they know where you’re moving to.
- Family and Friends — You wouldn’t want to miss out on Christmas or birthday cards, now would you?
- Utility Companies — Make sure they continue your service at your new address. Depending on how far you are moving, you may have different utility companies in your new home.
- Church Organizations — Some churches will automatically transfer your records to your new location.
- Driver License Agency — If you don’t have your current address associated with your driver’s license, you could find an unfortunate domino effect when using it for identification under other circumstances (applying for some types of government-issued permits, for example).
- Your Current and Previous Employer — Your company will send tax forms and may send benefits information and more. They’ll need your current address. If you worked anywhere else in the last two years, let your previous employer know as well so they can send your W-2’s to the right address.
- Doctors and Dentists — You know those handy reminder cards? Much better if you actually receive them.
- Insurance Companies — Auto insurance, health insurance, and obviously homeowner’s insurance.
- Magazine Subscriptions — If you want to keep getting your Better Homes & Gardens, make sure they’ve got your current address.
- Your Alma-Mater — If you’re interested in class gatherings, make sure your Alma mater or reunion planners have your current address on file.
As you know, moving to a new home is crazy and stressful enough without missing out on important mail once you’re settled. Take an afternoon and submit all these address change notifications. Most of them can probably be done online. Good luck and let us know if we missed anything!

When your home is being shown for sale, prospective buyers need to be able to imagine themselves and their belongings in your space. To reach this goal, you might need to dig deep and unearth your minimalist side.
Common Clutter Areas To Fix Up Before A Home Showing
Potential home buyers will be poking into all the areas a normal guest wouldn’t, so there is no hiding the kitchen junk drawer any more. Worse still, you are likely inured to the clutter in some areas of your house and may not think to de-clutter these spaces. So with this in mind, we’ve compiled a list of 6 places that usually are problem areas when it comes to showing your home.
1. Office space
Whether just a desk or a whole room devoted to your work-away-from-work, there is usually a certain amount of things laying around. While a clean desk may or may not improve your productivity, for home-showings sake you’re best to remove paperweights, extra pens, and even your family photos.
Make sure your paperwork is filed away before before prospective buyers walk through your home. If you need certain personal items out for inspiration while you work, be sure to clear out a spot in your desk drawers for their safe keeping during a showing.
Aside from making sure clothes are hung properly, or that the spare linen is folded correctly, you may not have given much thought to what your closets looks like. Do you have to carefully maneuver clothing off a jammed packed rod? Is the linen closet in order? Home buyers are looking for a space to grow in; if it seems like you can hardly fit your space, they may get the impression they won’t fit in your home either.
There are a few simple courses of action you can take to combat overfilled closets. You can donate the household goods and clothing you no longer use to your local thrift shop or charity.
Or, if you have clothes for all seasons in your closet, pack away the clothes you won’t be using any time soon. Same goes for seasonal linen. If you pack these items into containers and store them out of site, it can have two desired effects: One, your closets are neater and emptier; two, you can showcase a neat utilization of a hard-to-use space.
A clean and clutter-free bathroom can leave a lasting impression of overall home cleanliness on a potential buyer.
Along with hiring a professional cleaner to get all the hard to reach corners, you will want to store away your personal items. Hair brushes, makeup and other products should be stored either in the bathroom drawers or under the sink.
To keep these items from jumbling together in the drawers (which potential buyers will likely open), you will want to invest in drawer organizers. Buyers then can see how you’ve utilized the space and get more ideas of how their own items will fit.
The counter tops are sparkling, but how are areas above and below their surfaces?
First, take a critical look at the outer surfaces of your cupboards and appliances. If there are magnets and papers pinned to the refrigerator or anywhere else in the kitchen, you’ll want to clear them away. Busy spaces make a place look smaller, and you never want to give the impression that the kitchen is cramped.
How do the insides of your cupboards look? If there are large and irregularly used appliances in them – like a fondue pot or griddle – remove them and place them in a container for storage out of sight. Cupboards can become a jumble of pot lids and souvenir cups, so be discerning when choosing to keep, organize or store your kitchenware.
Overall, you want as much clear counter space as possible. So if you have plants or other decorations, remove as many of them as possible so the potential buyer can see exactly how much space they are working with.

A garage can be a potential workshop, storage space, or where people actually want to park their cars. So that buyers can envision their ideal use of the space, you want your garage as empty as possible.
If this was your main storage area, you may want to rent a storage space. A little under stairs closet can hold items that need to be used but remain unseen. But after a point, if you can fill it beyond halfway, you’ll need to store the rest of your things in a rental facility.
6. Outside of house
Your front lawn is the first and last thing a buyer will see of your home. As seasons change and the snow pack melts, a landscaping team is a great investment to your outdoor property. They can clear away dead foliage and prep your landscaping for the spring and summer months. Dear Park City,
March is here and so is spring fever. The skiing is still excellent but the weather is getting warm and the days are getting longer. We have had an excellent snow year and the reservoirs should fill up quickly, hopefully not too quickly.
Demand for real estate has been steadily increasing over the past three years. Now it seems that it is going to be very strong for the rest of this year. New homes are in high demand vacant lots are hard to come by. In the past 6 months to date, there have been 119 closed sales for vacant lots and there are currently 47 pending contracts in the Park City area. That includes all of Park City, all of the Snyderville Basin and all of the Jordanelle area. There are currently 341 lots actively listed for sale in these areas.
Within the Park City limits there are only 45 lots actively listed with an average price of $1,589,000. If you exclude the Colony and Promontory, the rest of the Snyderville Basin has only 75 lots actively listed with an average price of $901,000. Of the 341 active listings overall, 85 of them are in Promontory alone with an average price of $608,000. The Colony has 24 lots currently listed with an average price of $2,198,000.
The Jordanelle area includes Tuhaye, Victory Ranch and Deer Vista as well as other neighborhoods. Tuhaye and Victory Ranch each have private golf courses along with other amenities and of course Victory Ranch has the Provo River private fishing waters. Between these two communities there are currently 39 active vacant lot listings with an average price of $584K. There are currently 28 active listings in Deer Vista with an average price of $396K.
Based simply on the fact that there are very few building lots left in Park City and the Snyderville Basin, the Jordanelle area is where the action will be for the next 5 to 10 years. With anticipation for the Mayflower community and the proposed expansion of the Deer Valley resort the west side of the Jordanelle will feel the greatest impact. See Wasatch County Growth Projections Here. Deer Vista, Tuhaye and Victory Ranch will all see a lot of growth on the east and south sides of the valley.
