  • Low VOC Finishes. Interior and exterior finishes and paints in the home are low VOC, protecting the air quality of the home and its inhabitants.
  • Efficient Landscaping and Irrigation. The landscaping is populated with native and low-water plants.
  • Permeable Paths and Surfaces. The paths and some patio surfaces are made of permeable material allowing rainwater to penetrate to the surrounding vegetation.
  • Passive Solar Design. The home has a south facing orientation for passive solar gain. Thick stone walls absorb heat during the day and release it at night. Deep roof overhangs prevent summer overheating.
  • Living Comfort. The home is designed to optimize all the systems in the home to keep the home comfortable. Sensors inside and outside the home continuously feed data about humidity, air quality and temperature are used to adjust the ventilation rate, the distribution of the radiant floor loop loads, the air conditioning, and so on.
  • Energy Efficient Windows. The home includes double and triple-pane windows providing a high insulation value. The low-E coatings on the windows help to enhance the home's passive performance.
  • LED Lighting. High efficiency LED lighting produce 2X-4X the lumens per watt of a standard bulb while lasting up to 30 years.
  • Air Sealing. The home is sealed at all potential air penetrations, with caulking, foam and other forms of insulation.
  • Radiant Heating. 29,000 feet of radiant loops move glycol from one location to another allowing the passive solar to take advantage of the thermal massing and keep the home warm in the winter with minimal external energy inputs.
  • Heat Recovery Ventilation. Two heat recovery ventilators (HRV) supply fresh air to the house while recovering 95% of the heat through a counter flow heat exchanger.
  • Energy Recovery Ventilation. Two energy recovery ventilators (ERV) exchanges the energy contained in normal exhausted air and used it to treat the incoming outdoor ventilation air. The benefit is the ability to ASHRAE ventilation and energy standards, while improving air quality, and reducing total HVAC equipment capacity.
  • High Efficiency Appliances. Toilets, shower heads, and faucets are low flow.
  • Water Purification. Whole house water purification and softening system installed, with additional RO treatment for selected faucets.
  • Energy Star Appliances. All appliances are energy star rated.
  • Solar Photo-Voltaic Panels. The Solar Garden has sixty-three solar panels offsetting approximately 50% of the cost of electricity (which in Utah is generated via coal). In the past year, the system has produced 25.5 megawatt hours of clean energy, equivalent to C02 savings of 462 trees.
  • Radiant Snow & Ice Melt. The copper roof incorporates a radiant snow and ice melt system, complemented with a small amount of heat tape. The system is four times more energy efficient than traditional electric tape.
  • Future Proofing. In preparation for tomorrows technology, the house is equipped with fiber optics and prepped for water collection with gutters, downspouts and drains
