3 Things that will Help you Sell your Park City Home Faster

 

It’s time to sell your Park City home and you are faced with the task of finding the perfect realtor. Before you decide who to hire, make sure your agent scores well on these three attributes and it will improve the likelihood of selling your  home.

#1 Knows How to Price your Home

Thorough real-estate agents will use a number of  variables to help you pinpoint the right price.

Finding Comparables – Great agents will have information on  a variety of homes that have sold in your area and  are similar to yours. The more recent the sale, the more valuable the comparison is in finding your Fair Market Value. At the same time, agents should look at current listings – allowing you to size up the competition.

Evaluating Market Conditions – Because the market can fluctuate so rapidly, your agent should understand  current market trends. Based on your time table and the market conditions, it is your agent’s job  to guide you toward pricing that can have your home sold quickly and efficiently.

Analysis of Home – Not every agent notices the subtle details that make houses unique. Find an agent that appreciates architectural details and elements unique to your home, along with potential detractors. This means that you will be able to price your property with greater precision.

There’s no doubt that first impressions matter. Your agent should know great ways to make your home stand out on the market.

Professional Staging – Staging a home may get it sold in less time and for more money. Though there are some upfront costs, a survey on nationwide home improvements suggests sellers get a 196% return on professional staging.

DIY Staging – If professional staging isn’t for you, your agent should be able to give  you some design tips that will make your home feel clean, fresh, and move-in ready. A great agent will  have staging suggestions specific to your home’s style, target market, and asking price. This may insure the perfect buyer falls in love with your house.

#3 Marketing-Savvy Realtor

Sure, you may have a beautiful home, but if your realtor isn’t proficient at marketing, very few people will ever see it.

Visually Capturing Your Home – Many agents walk though the home capturing images on a point-and-click or cell camera. While this may be faster, these agents miss out on an opportunity to showcase your home as unique to the online audience browsing MLS listings. Professional photographs of your home, and even virtual tours, will attract more potential buyers.

Online Presence – Evaluate your potential agent’s online presence. On which sites do they advertise? Do they utilize social media and do they have a blog? The broader the online presence, the broader the reach for potential buyers. In addition, your realtor should be concerned with finding the right sites for your home.

Print Marketing – Whether your agent is planning to use yard signs or send out post-cards, or mail newsletters, your realtor should leverage traditional printing methods effectively to connect with potential buyers. A local marketing campaign promotes word of mouth advertising as neighbors see your home for sale and tell friends who are in the market.
